The NIH's new 630,000 sq ft Surgery, Radiology and Lab Medicine (SRLM) building encompasses surgical suites, patient rooms, research labs, offices, conference areas, and collaborative workspaces, along with an 82,000 sq ft renovation of the main hospital’s clinical research wing and a new 780-vehicle parking garage featuring a utility vault for essential electrical infrastructure; placing a strong emphasis on innovation and sustainability, the SRLM incorporates abundant natural light and highly efficient mechanical systems, positioning it to achieve LEED v4 Gold certification, while glowing glass cubes on its corners offer a glimpse into the groundbreaking research and treatment within.

Case Study

Fractile team meticulously created Revit models of the facility's drywall components, encompassing partition framing, suspended ceilings, gypsum board finishes, and stair soffits, taking information from PDF drawings, submittals, and design Revit models, with a baseline Level of Development (LOD) 350 as defined by AIA. Their collaborative approach extended to weekly coordination meetings with subcontractors and designers, where the drywall model was updated based on written directions from relevant trade contractors, adhering to communication protocols outlined in Hensel Phelps' BIM Execution Plan and utilizing platforms like Autodesk Construction Cloud, Bluebeam Studio, and Project Sight for model management. Furthermore, Fractile is currently in the process of delivering As-Built models and drawings to CJ Coakley upon construction completion, incorporating design changes from the coordination period and field modifications communicated and recorded in the As-Built model.

Leveraging their expertise in modeling and comprehensive multi-trade coordination, Fractile delivered exceptional value to the customer on this complex healthcare facility. Their deep experience in the design and coordination of such intricate projects, which demands extensive collaboration between design and construction teams, significantly enhances Fractile's healthcare portfolio and demonstrates their understanding of employing the optimal tools for effective BIM management. Fractile’s strategic utilization of Autodesk Construction Cloud (ACC) and strict adherence to project-specific BIM standards were also pivotal to the project's successful outcome.
